KINGSPORT, Tenn. - Once complete, the $15 million MeadowView Marriott expansion and renovation project is expected to pour an additional $7 million a year in revenue into the Kingsport economy.
"MeadowView is soaring to new heights with new wings," said MeadowView General Manager Andy King. "This expansion will allow us to target much larger group business than we have been able to accommodate in the past. Our sales team will be focused on markets like Lexington, Asheville and Chattanooga to compete for business that would not consider MeadowView in the past because of the amount of rooms available. The expansion also gives us greater availability for customers that are in Kingsport doing business with local companies."
"Since it first opened its doors, MeadowView has been a colossal economic grand slam for Kingsport," Kingsport Chamber President & CEO Miles Burdine said. "And now with this huge expansion and renovation, even more business, thousands of visitors and millions of dollars will come to Kingsport."
The project calls for the addition of 110 new guest rooms, 10 of which will be executive king rooms, and the complete renovation of all existing 195 guest rooms, which will include all new furniture, paint, carpet and wallpaper, the latest technology enhancements and new 37-inch flat screen televisions in each room.
When the project is finished in August 2009, MeadowView will feature 305 guest rooms, enabling the resort to substantially increase business by more than 33 percent.
In 2007, MeadowView set another record-breaking business year with revenues totaling more than $11 million.
MeadowView officials anticipate that number will approach $18 million with the additional rooms.
In addition to being a huge source of revenue for Kingsport, MeadowView has also been the catalyst for major developments around its property.
Since MeadowView opened in 1996, the surrounding property has witnessed incredible growth, with more than $88 million in private investment construction projects, including the headquarters of Eastman Credit Union and Cardiovascular Associates, a Holston Medical Group medical facility, and the Katherine Square and Sheridan Square business and medical complexes, among many other restaurants and businesses.
Property values in the MeadowView area have soared from $2.7 million three years before MeadowView opened to more than $88 million just this year.
From 1998 to 2008, property value in the MeadowView area skyrocketed 289 percent from $22.6 million to $88.2 million.
In addition, MeadowView makes an annual economic impact of more than $23 million on Kingsport.
